Launched outlet advisory division

Realm, the specialist outlet asset manager, has launched a new division to provide advice to investors and lenders looking to break into the sector. Realm Outlet Advisory will provide a broad variety of due diligence, advisory and asset underwriting services across the UK and global outlet market. The service line will span financial appraisals, business planning and growth strategies for current and target assets, and advice on management structures to data collection systems, new development opportunities, and operational performance to ESG.

Advised on ESG and rent sustainability

The team will also guide on tenant mixes and rent sustainability, occupier intelligence and asset management initiatives that can deliver sales and income growth. In recent months Realm has advised institutional and private equity clients on the acquisition, sale, or development of £900m of outlets including Cheshire Oaks, Swindon, Bridgend and London Designer Outlet.

Repositioned Livingston Designer Outlet

Starting prior to Covid in 2019, Realm repositioned Livingston Designer Outlet with an almost €8million investment. The first element was a physical improvement to enhance the guest journey experience and to create a more premium finish throughout the scheme. This included replacing flooring, lighting and improving finishes throughout the scheme. Furthermore, the company enhanced the vertical circulation to the first floor and the signage and branding. It created pause points where guests could sit and relax.

Ran Project Aspire training

Realm ran a training programme on how to create a world-class customer service, and brought in a five-star internationally renowned hotel group to share their insights and approach. The project, called “Project Aspire,” was intended to raise the game for everyone at the asset. Stores were willing to invest in their shop fits, a number of brands were keen to renew their leases on longer terms, and staff took real pride in trying to deliver better customer service.

Set up Wembley management in 2011

Multi-Realm set up management and operation two years before opening London Designer Outlet, Wembley Park. The company advised on tenant mix, marketing and leasing, and continued to drive the improvement in tenant mix as well as advising Quintain on other retail elements and development initiatives of the Wembley Estate.
